It depends on your priorities. Grovetown is generally closer to Fort Gordon and has lower average prices. Evans is generally closer to Evans Towne Center and the shopping and dining along Washington Road. The fastest way to know which fits you is to tour both in one afternoon and feel the difference.

The Short Version: Who Usually Picks Which
Grovetown often fits you if…
- You (or your spouse) report to Fort Gordon and want the shortest drive to post.
- You want a lower price point. Grovetown’s median sale price was about $278,000 over the three months ending September 2026, per Redfin.
- You like newer homes. Census estimates show more than 4 in 10 Grovetown homes were built in 2010 or later.

- You have a larger budget. Evans’ median sale price was about $426,000 over the same three months, per Redfin.
- You want established neighborhoods where most people own and stay. Census estimates put Evans’ owner-occupied rate at 87.8%.
- A 20- to 40-minute drive to post (or a job in Augusta) is fine for you.
Most families don’t fit neatly in one list. That’s normal. That’s why we use five questions.

Question 1: Where Do You Drive Every Morning?
This one decides it for a lot of families.
Grovetown sits right next door to Fort Gordon. From much of Grovetown, plan on about 10 to 20 minutes to the gate. From Evans, it’s typically 20 to 40 minutes, depending on where you live, which gate you use and what time you leave.
The main route from Evans is Belair Road (State Route 383). South of I-20 it becomes Jimmie Dyess Parkway and runs down to Gordon Highway near Gate 1 (McKenna Gate). Fort Gordon lists Gate 1 as open 24 hours a day, but limited to DoD ID card holders from 5 to 9 a.m. on weekdays. Gates 5 and 6 are open 4:45 a.m. to 7 p.m. daily. Hours can change, so check the official gate information page before you plan your route.
If your job is in Augusta or at the hospitals, the math changes. Drive the route from each town at rush hour before you decide. Ten extra minutes each way adds up to more than 80 hours over a year of workdays.

Question 2: What’s Your Monthly Number?
Start with the payment you want, not the biggest loan you can get.
On price, the gap is real. Over the three months ending September 2026, Redfin put Grovetown’s median sale price at about $278,000 and Evans’ at about $426,000. Census estimates tell the same story with a different yardstick: a median home value of $254,300 in Grovetown and $366,100 in Evans.
That doesn’t make Grovetown “cheap” or Evans “out of reach.” Both towns have a range. It means the same budget usually buys more square footage, or a newer home, in Grovetown. If you’re military, start with your BAH. If you’re not sure of your number, our guide on how much house you can afford in Evans and Columbia County walks you through it. For taxes, insurance and everyday costs, see our cost of living guide.
Question 3: Newer Home, Established Neighborhood, or More Land?
Grovetown has grown fast. The Census Bureau estimates the city grew about 15.5% from 2020 to 2025. Census survey data also shows 43.5% of Grovetown homes were built in 2010 or later, compared with 20.8% in Evans. If you want a newer floor plan and a builder warranty, Grovetown gives you a lot to look at.
Evans is more settled. About 87.8% of Evans homes are owner-occupied, and neighbors tend to stay put. If you want mature trees, an established HOA and a long track record, Evans is often the fit.
Want more land? Tell us the lot size you need. Acreage depends more on the specific road and subdivision than on the town name, and we’ll show you where it exists in your price range. Our Evans subdivision guide and neighborhoods page are good places to start.
Question 4: City Life or County Life?
This is the difference most people miss.
Grovetown is an incorporated city. Inside city limits, you have a mayor and city council plus city services such as the Grovetown Police Department, Grovetown Fire Rescue, water and sewer, garbage collection and city zoning. You also pay a city property tax on top of Columbia County’s. The City of Grovetown sets its own rate each year, and the Columbia County Tax Commissioner bills it for the city. See the city’s property tax page for details.
Evans is not a city. It’s an unincorporated community that Columbia County governs directly. There’s no city layer of property tax, because there’s no city. The Columbia County Government Center is in Evans.
One more catch: a “Grovetown” mailing address doesn’t always mean the home is inside Grovetown city limits. Census estimates show the 30813 ZIP code area holds roughly three times as many people as the city itself. Ask us to check before you compare tax bills.
Question 5: Which Schools Would Your Kids Attend?
Here’s the good news. Evans and Grovetown are in the same school district: the Columbia County School District. What changes is the school zone, and zones are set by address.
The district lists five traditional high schools. Grovetown High School is in Grovetown. Evans High, Lakeside High and Greenbrier High all have Evans addresses. Harlem High is in Harlem. But a home’s town name doesn’t decide its school. Its exact address does.
So don’t trust the listing. Look up every address you’re serious about with the district’s Find My Bus Stop tool. Our step-by-step guide shows you how: How to Find Which Schools Serve a Home in Evans and Columbia County, GA.
Your Plan: Tour Both Towns in One Afternoon
You can read about this all day. Or you can feel it in about four hours. Here’s the plan we use with buyers:
- Tell us your top three priorities and your monthly number. Commute, price, schools, newer home, land. Pick three. We’ll build a short list in both towns.
- Do the drive test. Drive from each area to your gate or workplace at the time you’d actually leave. This settles more debates than any spreadsheet.
- Tour both in one afternoon. See two or three homes in Grovetown, then two or three in Evans. Same day, same mood, fair comparison.
- End the day where you’d actually live. Grab dinner along Washington Road, walk Evans Towne Center Park, or drive through a Grovetown neighborhood after school lets out. Notice how each one feels.
- Verify before you offer. Confirm the school zone, check city limits and pull the tax history for the home you love.

What’s at Stake If You Guess?
Pick the wrong town and you feel it every single day. Maybe it’s an extra 25 minutes in gate traffic before dawn. Maybe it’s a tax bill with a city line you didn’t plan for. Maybe it’s a school zone that didn’t match the listing.
None of those are disasters on day one. They just wear on a family, one morning at a time. And unwinding a home purchase is expensive. A few hours of touring now is cheap insurance.
What Does Success Look Like?
Picture it. It’s a Tuesday morning. You know exactly how long the drive takes, because you tested it. Your kids are zoned for the schools you checked yourself. Your payment fits your budget with room to breathe. And on Friday night, you’re either at a concert at Evans Towne Center Park or out back in a newer Grovetown yard, glad you chose on purpose.
That’s the goal. Not the “best” town. The right town for you.
