Cost of Living in Evans and Columbia County, GA: Your Real 2026 Budget Guide

Cost of Living in Evans and Columbia County, GA: Your Real 2026 Budget Guide

Short answer: prices across our metro run about 8% below the national average, but housing in Evans and Columbia County costs more than in the rest of the region. In August 2026, the average Columbia County home sold for $396,668. Median rent runs about $1,409 countywide and $1,617 in Evans. Local incomes run higher too, and that helps keep the area within reach.

You're trying to make a smart money decision. Maybe it's a new job. Maybe it's orders to Fort Gordon. Either way, most cost-of-living sites hand you one score and walk away. That score doesn't know your family or your commute.

We get it. We're the Fairey Team. Our office is right here in Evans, and we pull the MLS numbers every month. Let's walk through your budget one line at a time.

The Big Picture: How Evans and Columbia County Compare

Start with the official yardstick. The U.S. Bureau of Economic Analysis measures price levels by metro area. It calls them Regional Price Parities, and 100 equals the national average.

  • All prices, Augusta–Richmond County metro (2024): 91.9. That's about 8% below the U.S. average.
  • Housing rents, same metro (2024): 70.6. That's about 29% below the U.S. average.

Here's the catch. That number blends the whole region, and Columbia County is its higher-cost, higher-income corner. So everyday prices run a little under the national average, while housing here sits closer to national levels.

Housing Costs: What It Costs to Buy a Home in 2026

Housing is the biggest line in your budget. So we start there.

From our Columbia County Housing Market Report for August 2026 (Flexmls / Hive MLS, residential):

  • Average sold price: $396,668
  • Average active list price: $434,740
  • Active listings: 865, up 12.2% from a year ago
  • Months of inventory: about 3.92
  • Days on market: 70 on average, but the median was just 32

What does that mean for you? More choice and more room to negotiate than last year. But prices did not drop, and well-priced homes still sell in about a month.

These are survey values that lag today's sales. Use them to compare places, not to price a home. Appling is more rural, with bigger lots, so prices swing widely. For street-by-street detail, see our Evans subdivision guide and our neighborhoods page.

What Renting Costs in Evans and Columbia County

Median gross rent is about $1,409 a month countywide and $1,617 in Evans (ACS 2020–2024). Martinez comes in lower at $1,284. Grovetown sits near the county number at $1,407.

Helpful detail: Census "gross rent" includes estimated utilities like electricity, gas, and water. So it's closer to your real monthly cost than an asking rent.

Rent vs. Buy: The Honest Math for 2026

Freddie Mac's weekly survey had the 30-year fixed rate at 7.40% as of October 8, 2026. At that rate, a home at the county's average sold price of $396,668, bought with 20% down, comes to about $2,197 a month for principal and interest. That's before property taxes, insurance, and any HOA dues.

Now compare. Existing homeowners in the county with a mortgage pay a median of $1,859 a month in total owner costs, and Evans owners pay $2,070 (ACS 2020–2024). Many of them locked in lower rates years ago. A new buyer today will likely pay more than their neighbors do.

So renting can look cheaper month to month. Buying builds equity and locks in your housing cost. The right answer depends on how long you'll stay, your down payment, and your loan type.

What "Affordable" Really Means Here

HUD considers a household "cost burdened" when housing costs, utilities included, run more than 30% of income. That makes a useful guardrail.

Here's what 30% of the median household income works out to each month:

  • Evans: about $3,127
  • Columbia County: about $2,390
  • Grovetown: about $2,142
  • Martinez: about $2,040

Set those next to the $2,197 payment above. Add taxes and insurance, and a median-income county household feels the squeeze. But your income matters, not the median. Get pre-approved first. Then shop.

Taxes: Property, Sales, and State Income

Property tax. Georgia taxes homes on an assessed value of 40% of fair market value, then applies local millage rates. One mill equals $1 for every $1,000 of taxable value. In August 2026, the Columbia County Board of Education adopted a school rate of 14.997 mills. It was the sixth year in a row the school board cut its rate. The county and fire district rates come on top of that.

Homestead exemption. If the home is your primary residence, apply with the Columbia County Tax Commissioner by April 1. The county lists a standard homestead exemption of up to $10,000 off assessed value, plus extra exemptions for seniors and for 100% disabled veterans.

Sales tax. The combined rate in Columbia County is 8% (4% state plus local), per the Georgia Department of Revenue chart effective October 1, 2026. Neighboring Richmond County is 9%.

State income tax. Georgia's rate is a flat 4.99% for 2026, with a standard deduction of $15,000 for single filers or $30,000 for married couples filing jointly.

Utilities, Commutes, and Everyday Costs

Electricity. Georgia homes averaged a $151.25 monthly electric bill in 2024, compared with $142.26 nationally (U.S. Energy Information Administration). Power costs less per kilowatt-hour here, but summers mean more AC.

Commute. The average one-way commute is about 24.9 minutes countywide, 24.3 in Evans, 20.6 in Martinez, and 26.2 in Grovetown (ACS 2020–2024).

A full family budget. MIT's Living Wage Calculator estimates that a Columbia County household with two working adults and two children needs about $103,434 a year before taxes to cover basic needs. A single adult with no kids needs about $47,624. That's a floor, not a "comfortable" number.
