Living in Grovetown, GA: A Fort Gordon Neighbor's Guide for Evans and Columbia County Buyers

  • Caleb Fairey
  • November 2, 2026

Short answer: Yes, Grovetown, GA is a good place to live if you want to be close to Fort Gordon, like newer homes and want a lower price point than Evans. Grovetown is a real city in Columbia County, with its own mayor, police, fire rescue, water and trash service. From much of Grovetown, plan on about 10 to 20 minutes to Fort Gordon's Gate 1 on a weekday morning. That makes it the closest town to post. The trade-off is a city property tax on top of county taxes, and a "Grovetown" mailing address doesn't always mean a home is inside city limits.

Your orders say Fort Gordon. Or maybe your new job is on post.

Either way, you want a short drive. You want a home that doesn't need a new roof. And you want a payment that leaves room to breathe.

Then somebody says, "Look at Grovetown."

Good advice. But you've still got questions. How close is it, really? Is it a city or not? Which schools would the kids go to? And why does everyone keep talking about city limits?

We hear these every week. Let's walk through them together.

Where Is Grovetown, GA?

Grovetown sits in southern Columbia County, just northwest of Fort Gordon. The city calls itself the place Fort Gordon would call home: "if it had an official hometown, Grovetown would be it."

Downtown Augusta is about 15 miles east. Evans Towne Center is about 11 miles north by car. Interstate 20 runs along the north side of town, and Exit 190 (Lewiston Road and Horizon South Parkway, State Route 388) is the main way in.

Here's the key thing to know. Grovetown is a city. It's one of only two incorporated cities in Columbia County. The other is Harlem. Evans, Martinez and Appling are unincorporated communities that the county runs directly.

A "Grovetown" Address Isn't Always Grovetown

This one trips people up. The 30813 ZIP code covers far more ground than the city. Census estimates put about 52,000 people in the 30813 ZIP code area, compared with about 17,000 inside the city itself.

So a listing can say "Grovetown, GA 30813" and still sit outside city limits, in unincorporated Columbia County. That changes your tax bill, your trash pickup and sometimes your water provider. We check city limits for every home we show.

How Did Grovetown Get Its Name?

The city's own history says Grovetown was named for a grove of trees near the center of town. For years, people thought it came from the old Grove Baptist Church, founded in 1808.

Grovetown grew up along the railroad. A Southern poet named Paul Hamilton Hayne, who lived at Copse Hill near Parham Road, asked the postal service to open a Grovetown post office. The first mail service started on September 28, 1877. The Georgia Legislature chartered the city, and it was incorporated in 1881.

Back then, wealthy Augusta families kept summer homes here to escape the heat of the city. They rode the "Picayune" train out to Grovetown.

Then, in 1942, the Army built Camp Gordon next door. That changed everything. Grovetown went from a small farm town to a place where military families, and later military retirees, put down roots. Camp Gordon became Fort Gordon. And yes, it's Fort Gordon again: the Army changed the name from Fort Eisenhower back to Fort Gordon in June 2025.

What Is Grovetown Known For?

Three things: Fort Gordon, newer homes and growth.

Fort Gordon. Grovetown is the closest town to post. Fort Gordon is home to the U.S. Army Cyber Center of Excellence and the Dwight D. Eisenhower Army Medical Center, so a lot of soldiers, civilians, contractors and medical staff live here.

Newer homes. In the Census Bureau's 2020-2024 survey, about 43.5% of homes in the city of Grovetown were built in 2010 or later. Our team sees the same thing. Grovetown has more new construction than most of the county.

Growth. The 2020 Census counted 15,577 people in Grovetown. The city estimated 18,414 by 2024. It calls itself the largest city in Columbia County.

Parks and Things to Do in Grovetown

The City of Grovetown runs its own parks and recreation department, based at the Liberty Park Community Center (1040 Newmantown Road). A few favorites:

  • Goodale Park (5207 Wrightsboro Road) has a dog park, playground, tennis and basketball courts, a walking track and a pavilion.
  • Liberty Park (1040 Newmantown Road) has four ball fields, two multi-purpose fields and a community center with a gym and fitness center.
  • Veterans Park (103 Old Wrightsboro Road) is home to the Veterans Wall, a cannon display and a gazebo. The city's 2026 Veterans Day Ceremony is there on Monday, Nov. 9, from 10 to 11 a.m.
  • The Grovetown Museum (202 E. Robinson Avenue) shows city history, Native American artifacts, old photographs and a recreation of Poole's Store.

The city also hosts Spring Fest, a Fourth of July event, Summer Jam, Trunk or Treat and a Christmas Parade.

Commute: Fort Gordon, Evans and Augusta

This is where Grovetown wins.

  • Fort Gordon: Grovetown's City Hall is about 5 miles from Gate 1 (the McKenna Gate), roughly 8 minutes with no traffic. From much of Grovetown, plan on 10 to 20 minutes on a weekday morning.
  • Downtown Augusta and the medical district: Plan on about 25 to 35 minutes.
  • Evans: Evans Towne Center is about 11 miles away, around 20 minutes with no traffic.

One quick note on Gate 1. From 5 to 9 a.m. on weekdays, it's open only to DoD ID card holders. Visitors get a pass at the Visitor Control Center at Gate 6.

How does Grovetown compare? From Martinez, plan on about 15 to 20 minutes to Fort Gordon. From Evans, it's typically 20 to 40 minutes. From the Riverwood Plantation area of Evans, plan on 25 to 35 minutes. Our full Fort Gordon commute guide breaks it down town by town.

Here's a surprise. The Census Bureau puts the average commute for Grovetown workers at 26.2 minutes, a bit longer than Evans (24.3) or Martinez (20.6). Why? Not everyone in Grovetown works on post. If your job is in Augusta's medical district, Grovetown's big advantage shrinks.

Tip: test-drive your commute at the hour you'd really leave. On a weekday. Not a Sunday afternoon.

Schools in Grovetown

Grovetown is part of the Columbia County School District, the same district as Evans, Martinez, Harlem and Appling. The city lists these schools as serving the Grovetown area:

  • Grovetown High, 2010 Warrior Way
  • Grovetown Middle, 5463 Harlem-Grovetown Road
  • Columbia Middle, 6000 Columbia Drive
  • Grovetown Elementary, 300 Ford Avenue
  • Cedar Ridge Elementary, 1000 Trudeau Trail
  • Baker Place Elementary, 2011 Hero Way
  • Brookwood Elementary, 455 S. Old Bel Air Road
  • Euchee Creek Elementary, 795 Louisville Road

But your town name doesn't pick your school. Your exact address does. A home with a Grovetown address might be zoned to a school in another part of the county.

So check the address with the district before you write an offer. Our guide on how to find which schools serve a home shows you how, step by step.

Taxes: City Tax Inside Grovetown

Inside city limits, you pay a city property tax on top of Columbia County and school taxes. For 2026, the Grovetown City Council adopted 6.948 mills on July 13, 2026. That's the same rate as the year before. The Columbia County Tax Commissioner bills it on the same tax bill.

There's a trade. Homes inside Grovetown don't pay the county fire district tax (2.788 mills in 2026), because the city has its own fire rescue. Homes outside city limits pay that fire tax instead and skip the city tax.

What does that mean in dollars? In our property tax guide, a $350,000 home with the homestead exemption came out around $2,900 a year outside city limits and about $3,500 a year inside Grovetown. For the full math, read our guide to Columbia County property taxes.

Utilities and City Services

Here's what you get for that city tax.

Inside city limits, the City of Grovetown provides police (Grovetown Police Department), fire (Grovetown Fire Rescue), water and sewer, and garbage pickup. Trash service comes through a city contract with Waste Management, plus curbside pickup of bulky items and yard waste on a schedule. To start water service, call the city's Utility Billing office at 706-863-4576 or set it up online.

Outside city limits, it works differently. Columbia County doesn't collect household trash, so you'll pick a private hauler. And water may come from Columbia County Water Utility (706-863-6928). The seller's disclosure and a quick call will confirm it for any home.

Homes in Grovetown: What You'll Find

Grovetown feels newer than most of the county. Many neighborhoods were built in the last 15 years or so, and you'll find plenty of new construction and amenity communities. Our guide to newer homes and amenity neighborhoods has more.

What about price? Evans usually runs highest in Columbia County. Grovetown and Harlem are usually the most affordable. In the Census Bureau's 2020-2024 survey, the median owner-occupied home value in the city of Grovetown was $254,300, compared with $366,100 in Evans. That survey lags today's market, so treat it as a comparison, not a price tag. Ask us for current sales on the streets you like.

One more number. About 59% of homes in the city are owner-occupied, so roughly 4 in 10 are rentals. That's a plus if you're on a short tour and might rent your home out when you PCS. Our guide on whether to sell or rent your home when you PCS walks through it.

Buying New Construction? Still Inspect It

A brand-new home can still have problems. During due diligence, have your own inspector check the work, even if the builder offers a warranty. Look closely at drainage and grading around the house, the roof, the HVAC and the attic. Our guide to Georgia's due diligence period explains how much time you get and how to use it.

What's at Stake

Most Grovetown regrets aren't about Grovetown. They're about skipped homework.

A family budgets for county taxes, then finds a city line on the bill because the home is inside city limits. Another assumes the trash is handled, then learns their "Grovetown" home is in the county and needs a private hauler. Someone picks a house for the school down the street, and it isn't their school. Or a soldier tests the drive to post on a Sunday and meets the real one on Monday at 6:45 a.m.

Every one is avoidable with a guide who has asked these questions before.

That's the goal. We'd love to help you get there.
