Fairey Team listings closed in about half the time of the typical Columbia County or CSRA sale in 2026, and sellers kept more of their original asking price. From Jan. 1 through Nov. 4, 2026, Fairey Team closed sales averaged 33 days on market versus 67 in Columbia County and 69 across six CSRA cities, and they sold for 98.84% of original list price versus 96.95% and 96.05%.
That's the short answer. Here's what those numbers mean if you're selling in Evans and Columbia County.
You want a clean, confident sale. Price it right. Get it under contract. Close without months of open houses and price cuts. But every agent claims to be "the best," and the market headlines keep changing. Guess wrong on price or marketing, and your home sits while the competition moves.
You don't need a louder pitch. You need a guide who puts the numbers next to the market and tells you what they mean in plain English. That's the Fairey Team, with eXp Realty. We live and work in Evans, Martinez, Grovetown, Harlem and Appling, and we watch Hive MLS every month so our sellers don't have to.

What the Numbers Mean
Speed. Fairey Team listings sold in an average of 33 days, about half the 67-day Columbia County average and the 69-day CSRA average. The medians tell the same story (23 vs. 34 and 36), so it isn't one or two fast sales pulling the number down. About six in ten sold within 30 days, against fewer than half in either market, and only 7.4% sat past 120 days, versus about 18–19% county- and CSRA-wide.
Price held. Sellers got 98.84% of their original list price, compared with 96.95% in Columbia County and 96.05% across the CSRA. On a $400,000 home, that 1.9-point gap over the county is roughly $7,600 more toward the seller, and the 2.8-point gap over the CSRA is about $11,200. Against final list price the gap is smaller (99.79% vs. 98.83% / 98.23%) because the wider market tends to cut price before it sells.
Price point. The average sale ($511,340) and sold price per square foot ($171) run above both comparison groups. These results sit in the upper-middle of the Evans and Columbia County market, where the county's slower 2026 pace has been felt most. For the full county picture, see our Columbia County October 2026 market report and our CSRA October 2026 market report.
Read with care. Twenty-seven closings is a small sample next to thousands. One unusual sale can swing an average. That's why every average here sits next to its median, and the medians point the same way. Past results are not a guarantee of future results.
How Homes Spread Across Market Time
Share of closed sales by days on market (Jan. 1 – Nov. 4, 2026):
- Fairey Team (n=27): 0–30 days 59.3% · 31–60 22.2% · 61–90 11.1% · 91–120 0% · 121+ 7.4%
- Columbia County (n=2,190): 0–30 47.4% · 31–60 15.9% · 61–90 10.5% · 91–120 8.0% · 121+ 18.2%
- CSRA (n=4,363): 0–30 46.0% · 31–60 16.6% · 61–90 10.6% · 91–120 8.1% · 121+ 18.8%
The pattern is simple. More of the Fairey Team closings clustered in the first month. Fewer dragged past four months. In a market where inventory is up and buyers are picky, that first-month window is where pricing and presentation pay off.
What This Means If You're Selling in Evans and Columbia County
- The first price is the most important one. The sold-to-original-list gap is where sellers lose money. Starting at the right number beats chasing the market down.
- Days on market is a diagnosis, not a destiny. If comparable homes near you are selling in a month and yours has sat for 90 days, buyers have already voted on the price or the condition.
- Your street is its own market. County and CSRA averages are a starting point. What matters is what sold near you, recently, and how long your competition has been sitting. Compare areas on our neighborhoods page, including Evans.

What This Means If You're Buying
A faster listing with a stronger sold-to-list ratio usually means the home was priced and prepared for today's buyer. You still have choices in Evans and Columbia County. Homes that closed county-wide from Jan. 1 through Nov. 4, 2026, averaged 67 days on market (median 34). Fairey Team listings in the same window averaged 33 days (median 23). Your street, price point and condition can move that number either way.

For residential closed sales Jan. 1 – Nov. 4, 2026, Columbia County's average sold price was $403,221 and the median was $350,000. Fairey Team listings in that window averaged $511,340 (median $499,900), reflecting a higher price-point mix.
Is it a buyer's or seller's market in Evans and Columbia County right now?
It's leaning toward buyers county-wide: more inventory, longer days on market, and more homes sitting past 120 days (18.2% of county closings in this window). Well-priced homes still sell. See our October 2026 Columbia County market report for the monthly pulse.
What does sold-to-list price mean?
Sold ÷ final list price compares the sale price to the last asking price. Sold ÷ original list price compares it to the first asking price. The original-list ratio is the better tell for whether the first price was right. In this window, Fairey Team averaged 98.84% of original list versus 96.95% county-wide.
Do these numbers include every Fairey Team closing?
Yes. The Fairey Team column is all 27 Fairey Team closed sales from Jan. 1 to Nov. 4, 2026 (Hive MLS). Buyer-side-only activity outside those closed listing sales is not in this listing-performance comparison.
How is "CSRA" defined in this comparison?
For this pull, CSRA means closed residential sales in Augusta, Evans, Grovetown, Hephzibah, Martinez and North Augusta. That is a city filter inside Hive MLS, not every county in the metro.
Can you guarantee my home will sell in 33 days?
No. Thirty-three days is the average for 27 Fairey Team closings in this window. Your result depends on price, condition, location and the buyers active when you list. Past performance is not a guarantee of future results.
