Columbia County vs. Richmond County, GA: How Evans-Area Living Differs

Richmond County is Augusta proper, with the downtown, the medical district and older housing. Columbia County is the suburbs next door, with newer subdivisions and its own school district. Columbia County homes usually cost more. Visit both and decide what fits your needs and budget.

That’s the short answer. Here’s what it means for you.

You’re looking at a map of the Augusta area. Two counties sit side by side. The listings all say “Augusta” somewhere. And you’re wondering if it really matters which side of the line you land on.

It does. The county line decides your tax bill, your school district, your water bill and who you call when the trash isn’t picked up. Two homes a mile apart can live very different lives on paper.

You’re the hero of this move. You don’t need to become a local government expert. You need a clear picture so you can choose with confidence. The Fairey Team is your guide. Our office is in Evans, and we know the neighborhoods on both sides of the county line. We’ll give you the facts, side by side, and let you decide.

Richmond County: Augusta Proper

Richmond County and the City of Augusta merged their governments in 1996. So when people say “Augusta,” they usually mean Richmond County. Hephzibah and Blythe kept their own city governments.

This is where the region’s history lives. You’ll find downtown Augusta, Broad Street, the Riverwalk along the Savannah River, the medical district and Augusta National, home of the Masters. Older neighborhoods like Summerville, up on “the Hill,” have big trees and homes with real character. Fort Gordon sits mostly in Richmond County too, on the southwest side of Augusta.

The homes are older on average. Half of Richmond County homes were built in 1980 or earlier, per Census survey data. Prices are lower on average too. Redfin’s median sale price was about $220,000 for the three months ending September 2026.

If you want to be close to downtown, love an older home or need a lower price point, Richmond County deserves a look.

Columbia County: The Suburbs Next Door

Columbia County sits just northwest of Richmond County. Think traditional suburbia. Family-size homes. Subdivisions with sidewalks and cul-de-sacs. Lake access at Clarks Hill Lake.

Here’s something that surprises people. Evans and Martinez aren’t cities. They’re unincorporated communities run by Columbia County. The only two cities in the county are Grovetown and Harlem.

The county is growing fast. The Census Bureau estimates it added about 13,000 people between 2020 and July 2025. That growth shows up in the housing. Half of Columbia County homes were built in 1999 or later, and new subdivisions keep coming. Read our guide to newer homes and amenity neighborhoods to see where.

Newer homes usually cost more. Redfin’s median sale price in Columbia County was about $349,000 for the three months ending September 2026. You can see what it costs to live here in our Evans and Columbia County cost of living guide.

Not sure which part of the county fits? Compare towns in Evans vs. Martinez vs. Grovetown, or read our Martinez guide, since Martinez borders Augusta.

Property Taxes: Same State, Different Bills

Both counties follow the same Georgia rule. Your home is taxed on 40% of its value. A mill is $1 of tax for every $1,000 of that taxable value. The difference is the rates and the exemptions.

Columbia County (2026): 4.491 mills for the county, 14.997 for schools and 2.788 for fire in unincorporated areas. That’s 22.276 mills before exemptions. Grovetown and Harlem add a city tax. Columbia County’s rates are among the lowest in the area, and lower than Richmond County’s.

Richmond County (2026): The Tax Commissioner lists four tax districts. The Urban district is 28.284 mills. The county district with fire service is 26.28. Hephzibah is 24.939 and Blythe is 26.839. Both the Augusta Commission and the Richmond County Board of Education lowered their rates for 2026, and the school rate fell to 18.252 mills.

Here’s a rough side-by-side for the same $350,000 home with the regular homestead exemption:

  • Unincorporated Columbia County: about $2,900 a year (the math is in our Columbia County property tax guide).
  • Richmond County, county district with fire: about $3,550 a year.
  • Richmond County, Urban district: about $3,820 a year.

Richmond County tax bills can also include solid waste and streetlight fees, which the homestead exemption doesn’t cover. These are estimates, not your bill. And remember, Richmond County homes often cost less. So many Richmond County tax bills are smaller in dollars, even at a higher rate.

About HB 581. In early 2025, both counties’ commissions and both school boards opted out of Georgia’s statewide floating homestead exemption. Each county then went to the voters in November 2025. Columbia County voters approved new $8,000 county and school exemptions. Augusta voters approved a local floating exemption that limits how fast your home’s assessed value can rise for Augusta government taxes. Both started in 2026. Confirm what shows on your bill with each county’s Tax Commissioner.

Sales tax is different too. It’s 8% in Columbia County and 9% in Richmond County, per the Georgia Department of Revenue.

We’ll dig deeper into taxes across Columbia County, Richmond County and North Augusta later in this FAQ series.

Schools: Two Separate Districts

The counties don’t share a school system. Columbia County homes are served by the Columbia County School District. Richmond County homes are served by the Richmond County School System. Each one sets its own zones, calendars and enrollment rules.

Zones are set by address, not by ZIP code or by what the listing says. Always check the exact address with the district before you buy. Our guide on how to find which schools serve a home walks you through it.

Watch the Mailing Address

This one catches people every year. Some Columbia County homes, especially in Martinez, have an “Augusta” mailing address. ZIP code 30907, for example, covers parts of both counties, per Census Bureau ZIP code area data.

So a listing that says “Augusta, GA 30907” could be in either county. The county line, not the mailing address, decides your taxes, your schools and your water provider. Check the county on the tax record for every home you’re serious about. We do this for every home we show.

What About Fort Gordon and the Drive to Work?

Fort Gordon is mostly in Richmond County. But Grovetown, in Columbia County, is the closest town to Gate 1. From much of Grovetown, plan on about 10 to 20 minutes to post. From Evans and Martinez, it’s typically 20 to 40 minutes. See our Fort Gordon commute guide for the town-by-town numbers. PCS’ing in? Start with our military relocation page.

Working downtown or in the medical district? Living in Richmond County can shorten that drive. Test-drive the route at rush hour before you buy, whichever county you pick.

Your Plan: Visit Both, Then Decide

  1. Write down your must-haves. Budget, commute, home age, yard size and schools. Rank them.
  2. Spend a day in each county. Drive downtown Augusta and Summerville in the morning. Drive Evans, Martinez and Grovetown in the afternoon. Go back at rush hour.
  3. Check every serious home by address. Confirm the county, the tax district, the school zone and the water provider.
  4. Compare the full yearly cost. Price, property tax, insurance, HOA dues and fees. Not just the price tag.

What’s at Stake

Here’s what can go wrong if you guess. You fall for a house with an Augusta address and find out at closing that it’s in a different county than you thought. The tax bill is different. The school isn’t the one down the street. Or you stretch for a newer home in a county you never really toured, and the drive wears on you every single day.

None of that is a disaster. But all of it is avoidable.

What Success Looks Like

Now picture this. You’ve driven both counties. You know which one fits your budget, your commute and your family. You know your tax district and your school zone before you make an offer. You close on a home you chose on purpose. And when friends ask, “Why there?” you have a clear answer.
